Questions Worth Asking

Our full-service rate is 25% of gross revenue — 22.5% for owners with three or more properties — plus a one-time $750 onboarding. There's no monthly technology fee: the pricing engine, channel manager, and your live dashboard are all in the rate. Co-hosting is 10% of gross plus a $175/mo tech & software fee and a one-time $500 onboarding: your property runs on our systems and pricing while you remain the host, and you can upgrade to full-service at any time. Both are 12-month agreements. À-la-carte revenue management is $225/mo per property with a one-time $99 onboarding, month-to-month, and design or capital projects — photography included — are quoted individually. Every charge that touches your property shows up itemized on your dashboard — nothing appears on a statement you can't see and question. Your exact rate is confirmed in writing after we review the property.

Because a pricing strategy proves itself over a full revenue cycle. Every market we manage lives through four distinct seasons — and the strategy that wins the year is built across all of them, not audited month to month. Onboarding is also where the heaviest work happens: listing build, pricing engine setup, automation, tax configuration. A twelve-month agreement lets us do that work properly and be judged on a full year's results. Owners who think in years are the owners we do our best work for. And everyone needs an exit: the agreement includes a defined early-termination option — two months of average management fees, plus commission on bookings already on the calendar — so you're committed, never trapped, and never surprised.

Machine-learning pricing models reprice your calendar every day against live market data — demand, comparable listings, local events, seasonality, and booking pace. Automation handles the repetitive work so people can spend their time on judgment. And every recommendation still passes through an operator who owns rentals in these same markets: the models inform, people decide. It's the difference between a rate set once a season and a rate that's right tonight.

We do — as its own discipline, separate from management. This is where we do our best work: taking a property with great bones and turning it into a trophy asset. Full design and furnishing, renovations and capital projects run end to end, and every amenity decision driven by revenue data — so each dollar you invest shows up in your nightly rate. We've proven it with our own money: the Banner Elk Collection was bought tired, transformed by our team, and grew its monthly revenue five-fold in five months. Transformation work is scoped and quoted per project, alongside — not inside — your management agreement.

Our core corridor runs from Charlotte and Lake Norman through Hickory and up into the High Country — Boone, Blowing Rock, Banner Elk, and Beech Mountain — plus Rock Hill and Fort Mill on the South Carolina side. We manage across all of North Carolina, and our own portfolio is anchored in Banner Elk, NC and Rock Hill, SC, so we operate daily at both ends of that corridor. We also take properties in other markets when the asset justifies it.

You get a live owner dashboard showing bookings, revenue, cleaning costs, and net income, updated continuously. You also receive a monthly statement built from the same data. There's no waiting and no asking — if you want to know what last weekend earned, you open the link.

Of course — it's your house. Block your dates on the calendar and come enjoy it. Three ground rules keep it working for everyone: personal use beyond two weeks a year has a real revenue impact, so we'll review the pricing effect together before approving more. Every owner stay ends with a professional turnover at the standard rate — owner-cleaned turnovers sound good in theory and rarely survive the next guest's review. And check-out times hold to the same standard guests are held to, unless we've agreed otherwise in advance. Clear expectations up front are why our owner relationships last.

Every turnover is performed by a vetted professional cleaning team held to our 30-point cleaning standard — a documented, item-by-item checklist that every clean is checked against before the next guest walks in. Turnovers are scheduled and tracked automatically around the booking calendar. Cleaning quality drives reviews, and reviews drive rate — so this is the last place we cut corners.

A specific kind — and this one matters. A standard homeowner's policy typically excludes short-term rental activity, which means hosting guests on regular homeowner's insurance can leave you uncovered exactly when you need it most. You need STR-specific coverage written for short-term rental use: liability, property damage, and lost rental income. We'll point you to providers who write these policies and help you spot the coverage gaps. Airbnb's AirCover and Vrbo's protections add a layer, but they aren't insurance — and they should never be your only coverage.

We document your property's condition at every turnover, so when damage happens there's a before-and-after record ready to go. We file claims on your behalf through Airbnb AirCover or Vrbo's damage protection, following a well-documented process built around each platform's claim standards — which meaningfully improves the odds of a successful claim, though no platform guarantees an outcome. For significant damage, you hear from us immediately with a resolution plan already in motion. And this is exactly why we insist on STR-specific insurance as your backstop.
