We manage short-term rentals for owners who want to see the numbers. Live dashboards instead of monthly PDFs. Dynamic pricing instead of a fixed rate. And an operator who owns and runs his own portfolio in the same markets — so the incentives are obvious.
Owners rarely leave a manager because of one bad guest. They leave because they stopped being able to tell what was actually happening with their asset.
A statement arrives on the 15th, summarizing a month that ended two weeks ago. By the time you spot a pricing problem, the season is over.
Nightly rates set once and left alone. No adjustment for a local event, a slow booking window, or a competitor undercutting you by $40.
Marked-up cleanings. Maintenance coordination charges. Line items that were never discussed and never quite explained.
Everyone says "full service." Here is what is specifically different about how we run your property.
You get a link. It shows current revenue, occupancy, upcoming bookings, cleaning costs, and net income — updated continuously, not compiled once a month. If you want to know what your property earned this week, you look. You don't ask.
Blue Pineapple operates its own portfolio across Banner Elk and Rock Hill — a 7-bedroom estate on 18 acres, a four-unit building, a three-unit mountain retreat. Every system we put on your property is one we run on our own money first. When a pricing strategy costs us, we find out before you do.
A full calendar at the wrong rate is a busy way to underearn. We price to revenue — using dynamic pricing tools alongside hands-on market analysis, and reporting in the terms an investor actually uses. Jonathan's background is in banking and investing, which is why your property gets evaluated the way an asset does.
These aren't client references. They're ours — bought, renovated, furnished, and operated by the same people who would run yours.
A custom luxury mountain home on 18 acres — private waterfall, hot tub, theater, and game room. Operates as both a large-group retreat and a wedding venue.
A four-unit property reimagined as distinct short-term rentals — from a compact studio to a two-bedroom — serving extended stays and group travel near Charlotte.
A restored two-story Cape Cod paired with a detached cottage — two independent rentals on one lot, suited to families and longer stays.
A three-unit hillside retreat in the High Country — a pet-friendly cottage with a spiral staircase and vaulted wood ceiling, a top-floor penthouse, and the restored Historic Hodge House.
No pitch deck, no pressure. We either think we can move your numbers or we tell you we can't.
A four-minute application covering your property, your numbers, and what you're trying to fix. Jonathan reads every one.
Forty-five minutes on your revenue, your market, and what we'd change first. You'll get a straight answer on fit.
Pricing quoted after we've reviewed the asset — no generic rate card. Terms in writing before anything begins.
Listing rebuilt, pricing configured, cleaning and channels set up. Your dashboard goes live the day we do.
Jonathan and Kim Pacilio have been hosting short-term rentals for seven years, hold Superhost status, and carry a 4.94 average across 1,156 verified guest reviews. Not a figure on a marketing page — it's on the Airbnb profile behind every listing below, and you can click through and check it in about thirty seconds.
Before Blue Pineapple, he built and sold a short-term rental management company that grew to roughly 100 properties under management. He comes out of banking and investing, which is why owners get reporting in revenue and return rather than nights booked — and why the pricing conversation starts with your numbers instead of a rate card.
We don't publish testimonials we wrote ourselves. These are live Airbnb ratings on the properties we operate — click any of them and read all of it, including anything unflattering.
Six of eight listings hold Airbnb's Guest Favorite badge. Ratings shown as of July 2026.
Want to hear it from an owner rather than a guest? Ask on your strategy call and we'll connect you directly with current Blue Pineapple owners — including ones who came to us from another manager — so you can ask whatever you want without us in the room.

Jonathan was able to get me the same amount of revenue in 6 months compared to what a much larger property manager made in 18 months. The results were truly astonishing.
Jonathan helped me avoid a significant mistake in purchasing the wrong property that would have never performed. His wisdom and investing experience helped me move on from a deal that I was initially going to invest in and I chose a different investment. Thank goodness I did, because the new one performed significantly better than my original choice!
Working with Jonathan was nothing short of amazing as we went live with our trophy asset in Black Mountain - I couldn’t believe the booking revenue he was able to achieve on our reservations. All the hard work and capital paid off with him operating our asset.
Working with Jonathan provided us with peace of mind. Their organization and responsiveness were second to none.
Jonathan and team were life savers when we needed some guidance with our property on beech mountain - so many things I thought I would figure out on my end and he helped us through all the pitfalls we would have never thought of. Thank you!!!!
We have a pool in the mountains and it was incredibly difficult to get reliable service to ensure our guest experience was excellent every time. It seems Jonathan has connections and a network of highly qualified tradesmen and woman that keep our costs manageable with exceptional service. Highly recommend using them!
The level of knowledge Jonathan has on what works to maximize the success of the property in terms of both guest experience as well what amenities will have an excellent ROI is outstanding - He is an operator and investor himself and knows very clearly what success looks like in the hospitality space.
Their STR management expertise allowed us to focus on ownership while knowing our property was being managed at the highest level.
I appreciate all the suggestions on how to maximize both revenue and recurring costs limitations with what was suggested after our consultation. We have been incredibly happy with the fact that we no longer have to worry if the property will perform going forward.
Named by first name and last initial at our owners’ preference. Nothing here is written by us, and nothing is edited — including the punctuation.
We charge a percentage of gross revenue, plus a small monthly technology fee that covers the pricing tools, channel manager, and your dashboard. We don't mark up cleanings or maintenance — those pass through at cost. The exact percentage depends on the property, the market, and how much work it needs, which is why we quote it after reviewing your asset rather than publishing a rate card.
Our own portfolio is anchored in Banner Elk, North Carolina and Rock Hill, South Carolina, and most of the properties we manage sit in the Carolinas. We do take properties in other markets when the asset justifies it — but we'll tell you honestly if we think a local operator would serve you better.
You get a live owner dashboard showing bookings, revenue, cleaning costs, and net income, updated continuously. You also receive a monthly statement built from the same data. There's no waiting and no asking — if you want to know what last weekend earned, you open the link.
Yes. You own the asset and you set the rules. You can block personal-use dates, review pricing strategy, and set guest policies. We handle operations — pricing, listings, guest communication, turnovers, and reporting.
We coordinate professional cleaners through Turno and vetted local partners. Every turnover is scheduled and tracked, and the cost appears in your dashboard at what we actually paid. Cleaning quality drives reviews, and reviews drive rate — so this isn't a place we cut corners.
Airbnb, Vrbo, and direct booking, managed through OwnerRez so the calendar, messaging, and pricing stay in sync across every channel. Direct bookings matter because they avoid platform commission entirely.
Often, yes — new properties can be some of the best to work with, because nothing has to be undone first. Tell us where it stands on the application: furnished or empty, permitted or not. If it isn't ready, we'll say so and tell you what it would take.
Because the first call is more useful when we already know your numbers. It also means we only take on properties we genuinely think we can improve. We manage a limited number at a time — that constraint is what makes the service work.
Four minutes to apply. A straight answer either way.
