Airbnb & Vrbo Management in the High Country

We don't just manage in the North Carolina mountains — we own here. Our own portfolio is anchored in Banner Elk, our team is on the mountain every week, and every property we take on is run the way we run our own.

Skin in the Game

We Don't Just Manage Here. We Own Here.

Our own money is invested in this market. Blue Pineapple owns and operates a multi-unit portfolio in Banner Elk and a luxury estate in the Watauga County mountains — properties we bought, renovated, priced, and filled ourselves.

That changes everything about how your property gets managed. Our pricing strategies get tested on our own listings first. Our vendor list is the one we trust with our own assets. And when a January storm knocks out a hot tub heater, we already know who answers the phone — because we called them last week.

A dedicated area manager keeps every High Country property stocked, inspected, and guest-ready, backed by vetted local cleaners, hot tub service, and repair crews.

Four Seasons, Four Strategies

The High Country Isn't One Market. It's Four.

Mountain revenue is won by operators who price each season on its own terms. A flat strategy leaves ski-week money on the table and sits empty in April.

Dec – Mar

Ski Season

Beech and Sugar Mountain drive the highest rates of the year. We price holiday weeks and powder weekends aggressively, enforce smart minimum stays, and keep properties winterized and accessible.

Jun – Aug

Summer Escape

Flatlanders flee the heat for 70-degree mountain air. Longer stays, families, and steady mid-week demand — a different guest, a different pricing curve.

Oct

Leaf Season

October weekends in the High Country sell out — and underpricing them is the most expensive mistake a mountain owner makes. We treat peak foliage like the event it is.

Apr – May · Nov

Shoulder Strategy

The quiet months are where data earns its keep: gap-filling, flexible minimums, and rate moves that keep cash flowing while the competition goes dark.

High Country Results — All Within 20 Miles

Every one of our headline case studies is a High Country property. This is the market where we've done our best work.

3× faster

Four Seasons — Blowing Rock, NC

Their previous property manager took 18 months to produce what we delivered in 6. Same house, same market — different pricing, different listing, different operator.

$45K+ paid

Mountain Cabin — Beech Mountain, NC

Taken over in fall 2025. By July 2026: every available night booked, the owner's best month ever, and $45K+ paid to the owner in under a year — every dollar visible on her live dashboard.

5× in 5 months

Three-Unit Portfolio — Banner Elk, NC

We bought a tired three-unit property, renovated it, designed it, and brought the listings online one by one. Monthly revenue grew five-fold from March to July 2026 — on our own money.

Real properties, real figures, rounded the way we'd say them out loud. Ask on your strategy call and we'll walk you through any of them in detail — including what didn't work.

In Their Words

What High Country Owners Say

Jonathan was able to get me the same amount of revenue in 6 months compared to what a much larger property manager made in 18 months. The results were truly astonishing.

Eddie M.Property Owner, Blowing Rock NC

Jonathan and team were life savers when we needed some guidance with our property on Beech Mountain — so many things I thought I would figure out on my end and he helped us through all the pitfalls we would have never thought of. Thank you!!!!

The Details That Break Out-of-Town Managers

Occupancy tax, done right

Watauga County, Avery County, and the Town of Banner Elk each levy differently — and which platform remits what is genuinely confusing. We compute and file what's owed, every month, so you never guess and never double-pay.

Winter-ready, always

Freeze protection, snow access, hot tub service on a schedule, and guest messaging that sets 4WD expectations before anyone drives up the mountain. A frozen pipe in February is a five-figure problem — we manage so it never happens.

A team already on the mountain

Because our own properties are here, our cleaners, inspectors, and repair vendors are here too — every week, not on-call from Charlotte. Your property gets the crew we trust with our own.

Pricing is the same across every market we serve: full-service management at 25% of gross (22.5% with 3+ properties) plus $750 onboarding — no monthly fees · co-hosting at 10% of gross plus $175/mo tech & software fee and $500 onboarding, for owners who stay hands-on, upgradable anytime · revenue management only at $225/mo, month-to-month, for hosts who keep hosting. Full-service and co-hosting are 12-month agreements with a defined early exit. See the full pricing breakdown →

Mountain Owner Questions

Yes — Banner Elk, Beech Mountain, Sugar Mountain, Boone, Blowing Rock, Seven Devils, and the surrounding communities. Our own portfolio is anchored in Banner Elk, so this is home turf, not an expansion market.

Ski-season pricing, leaf-season weekends, winterization, hot tub upkeep, snow access, and overlapping occupancy tax jurisdictions. We run our own Banner Elk properties year-round, so every one of those is a solved problem — not something we'll figure out on your property.

We do. Watauga County, Avery County, and the Town of Banner Elk each have different rules on who levies what and which booking platforms remit automatically. We compute and file what's owed so you never guess.

The same as everywhere we serve: 25% of gross revenue (22.5% with three or more properties) plus $750 onboarding for full-service management — no monthly technology fee, everything is in the rate · 10% of gross plus $175/month tech & software fee and $500 onboarding for co-hosting, where you stay the host on our systems, upgradable to full-service anytime · or $225/month per property, month-to-month, for revenue management only. Full-service and co-hosting are 12-month agreements with a defined early exit. No junk fees, and cleaning is billed at our 30-point standard.

Often yes — new properties can be some of the best to work with. Tell us where it stands: furnished or empty, permitted or not, and we'll give you a straight answer on what it would take. If it has great bones, our design and capital projects team can take it all the way to trophy asset.
